The Custom Home Building Process - Quick Snapshot
Site Selection
Finding your lot is usually the first step in the process to building a custom home in Texas. Once your lot is selected, site placement on that lot will be the next step which has a number of factors to it such as building cost and personal desires, sun set, slope, etc. We are here to guide you through both lot selection if needed and site placement to get your "building envelope".
Plan and Design
Next would come the plan design or blueprint stage. This is obviously one of the bigger aspects in the process and sets the tone for everything going forward. Now that have a lot and site placement or "building envelope" you can use that along with personal needs / desires to gauge your house plans for a starting point. This process might take many varieties and back and forth adjustments, be sure to take your time with it and communication is clear. Selections will also start to take place at this stage but not always final. Note: you will need to get a soil sample completed and need an engineered foundation plan once your house plan is ready to go.
Pre-Construction to Breaking Ground
Your budget has been finalized and the site has been cleared so it's time to prep the lot for construction and access. There will be a lot of moving parts when building your home from truck deliveries, parking, drop offs, HOAs, suppliers, contractors, dumpsters, etc. so you want to make sure everything is set up in an organized manner. Once everything is set it is time to get started, the foundation contract will start to place foundation framing and rough installation will begin where needed.
Structural Construction
Once foundation slab is poured things will start to take shape and everything will start coming together, the lumber will be delivered and the framers will get to work. The home building construction process includes many moving parts through out the process and the only way to stay efficient is to make sure everything is organized and managed properly at every stage and step of the way as mistakes or change orders can become expensive and add up quickly. Keeping a tight construction schedule and budget must be managed on a daily level with strong communication.
Trim and Set Out
Once the walls are closed up it is time to start making everything look "pretty". This is the fun part for most home owners as it is the time you get to customize and put all your personal touches on everything like paint, tile, counter tops, fixtures, landscaping etc. All the "grunt" work has been completed and making everything look cosmetically appealing now to your preference. This is also the point when want to make sure nothing was over looked and everything is looking sharp and up to standards. Having a full team on the backend of your custom home build will assure things are lined up as you had visualized and nothing was over looked.
Finish Out - Completed Home
Once everything is coming together it is important to assure code requirements are met and all aspects are fully completed as specified. Now that all trades have completed their work you will develop your final "punch list" to assure everything was completed to the standards set. Closing is scheduled and warranties are put into place. Then...You move in!
